Homes in Winnebago County sold for lower prices recently: See how much here

Newly released data from Realtor.com for May shows that potential buyers and sellers in Winnebago County saw houses sell for lower than the previous month's median sales price of $268,000.

The median home sold for $262,750, an analysis of data from Realtor.com shows. That means May, the most recent month for which figures are available, was down 2% from April.

Compared to May 2023, the median home sales price was up 1.8% at $262,750 compared to $258,000.

Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

Looking only at single-family homes, the $270,000 median selling price in Winnebago County was down 0.2% in May from $270,500 the month prior. Since May 2023, the sales price of single-family homes was up 3.9% from a median of $260,000.

No single-family homes sold for at least $1 million or more during the month.

Condominiums and townhomes increased by 17.4% in sales price during May to a median of $198,333 from $169,000 in April. Compared to May 2023, the sales price of condominiums and townhomes was down 20.7% from $250,000. No condominiums or townhomes sold for at least $1 million or more during May.

In May, the number of recorded sales in Winnebago County rose by 4.1% since May 2023 from 148 to 154. All residential home sales totaled to $44.9 million.

In Wisconsin, homes sold at a median of $295,049 during May, up 5.2% from $280,540 in April. There were 4,940 recorded sales across the state during May, down 1.5% from 5,014 recorded sales in May 2023.

The total value of recorded residential home sales in Wisconsin increased by 15.4% from $1.5 billion in April to $1.8 billion this May.

Out of all residential home sales in Wisconsin, 1.78% of homes sold for at least $1 million in May, down from 2.73% in May 2023.

Sales prices of single-family homes across Wisconsin increased by 5% from a median of $288,335 in April to $302,783 in May. Since May 2023, the sales price of single-family homes across the state was up 7.9% from $280,512.

Across the state, the sales price of condominiums and townhomes rose 5.4% from a median of $253,250 in April to $267,000 during May. The median sales price of condominiums and townhomes is up 5.1% from the median of $254,000 in May 2023.

The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
